Why This Matters Commercially
Premium buyers in 2026 expect seamless connectivity, intelligent security, smart energy management, and technology that works invisibly. These are no longer extras — they are baseline requirements at £1.5m+. A developer who specifies correctly at planning stage delivers a higher-value product at lower cost, with no post-completion remedial work.
The Five Decisions That Cannot Wait
1. Structured cabling architecture — Cat6A or 7 to every room and outdoor zone during first fix. Cost after plastering: 8–12x more.
2. Centralised equipment room — minimum 12U for a four-bedroom home, 18–24U for six-plus bedrooms. Properly ventilated and powered.
3. Power provisioning — lighting drivers, AV equipment, security processors, and EV chargers all need dedicated circuits. Designed in at first fix.
4. Enterprise network infrastructure — access points, managed switches, and proper zoning specified by a technology consultant during fit-out.
5. External conduit — camera positions, gate entry, EV charging runs, and boundary sensors all need conduit during groundworks. One of the lowest-cost interventions at this stage.
A Real Project
Six-bedroom residence, Berkshire. Sale price £6.8m. Incontrol UK was engaged twelve months before construction. Our infrastructure brief was incorporated at no additional cost. At second fix we installed full networking, security, 12-zone audio, cinema, smart energy, and lighting control. The property sold at £350,000 above initial agent estimate. Technology integration was cited by the agent as a key factor.
